About the Opportunity
This position is responsible for leading internal and external research and data analysis across the company. Working with leasing, investments, development and accounting, the ideal candidate will leverage existing tools and develop new ones to ensure clean and robust data that can drive decision making across all disciplines within the company. This position will report to the Executive Vice President, Chief Investment Officer.
Opportunity Requirements
- Bachelor’s Degree in economics, mathematics, statistics, computer science, or related field.
- Prior research, data science, and/or analytical role with 10 years of experience.
- Intellectual curiosity to explore various topics in an attempt to answer questions that directly and indirectly relate to commercial real estate.
- Ability to aggregate, synthesize, and summarize information to drive decision making.
- Strong verbal and presentation skills. Must be capable of presenting and supporting a research-based thesis to all levels of management.
- Self-starter that can work independently to research topics and generate ideas.
- Knowledge of real estate fundamentals is required, preferably office and life science.
- Knowledge of West Coast markets a plus.
- Experience with Tableau, Excel, Power BI, or other data analytics.
- Yardi experience is a plus, but not required.
Summary of Responsibilities
The core responsibilities of this position include, but are not limited to the following:
- Lead market research and analysis for leasing and investments including existing markets and potential new markets.
- Use research findings to help shape the in-house view on various markets and the underwriting assumptions for investments.
- Track the impact of macro-economic trends (i.e., AI, work from home, VC funding etc.) and the implications for the company’s portfolio / strategy.
- Develop proprietary dashboards to evaluate forward looking indicators for the office, life science, retail, and multi-family businesses across the company’s markets.
- Create reports to track news on existing tenants and processes to evaluate the business models of prospective technology and life science tenants.
- Assist with Board and Investor presentations as needed.

What we offer
At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $225,000 and $240,000 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
