JOB SCOPE:
Provide budget development and project management oversight for multiple construction projects between 2M-10M including coordinating 10-20 teams/vendors, materials, and equipment, ensuring that specifications are being followed and work is proceeding on schedule and within budget.

Job Summary:
Oversee and direct all phases of a construction project, budget development, design, and implementation of project plans. Communicates directly with field/designers concerning project cost, design, and scheduling. Prepares project status reports and works to ensure plans adhere to contract specifications. Manages issues, risks, and project change requests to ensure successful and on-time project delivery.

Responsibilities/Skills/Experience Requirements:

Manages a team of Construction Project Managers and Architectural Project Managers
Helps develop Lease Outline Drawings with Design Team for TransformCo Leasing Team
Provides preliminary estimates/budgets to determine project feasibility
Develops scope of work consistent with work letters and lease exhibits
Keeps track of progress and costs to ensure projects are completed on time and effectively.
Consolidates, communicates, and manages all issues and risks affecting the project.
Manages contractor and vendor performance during the construction phase through site visits and report reviews. Maintains relationships with jurisdictions and planning commissions.
Oversees the bidding process and contract negotiations. Ensures company's contract policies are followed. Maintains and monitors active General Contractor (GC) pool for adequate number, quality of workmanship and service level.
Reviews RFIs, change orders, and punch list items. Works with GCs and project team to address concerns and develop resolutions.
Coordinates work schedules/scopes with tenants.
Visits project sites to track progress, resolve issues, and plan further steps.
Performs supervisory functions, including but not limited to, making employment decisions regarding hiring, promoting, demoting, and terminating, conducting performance appraisals, and coaching and developing associates.

JOB REQUIREMENTS:

Bachelor's Degree
5-10 years of related experience
Valid Driver License for the State of employment
Up to 25% travel
18 years of age or older

REQUIRED SKILLS:

Minimum 5 years of experience in retail construction and/or design
Ability to work well with a variety of professionals and management levels inside and outside of TransformCo
Strong written and verbal communication skills
Understanding of design techniques, tools, and principles involved in the production of technical plans, blueprints, drawings, and models.
